From Everyday Challenges to In-Depth Legal Expertise

Legal knowledge plays a vital role in a real estate agent’s day-to-day work. From purchase offers and property inspections to disclosure obligations and post-sale liability issues, understanding the legal framework helps ensure that transactions are completed smoothly and securely.

To further strengthen the expertise of its agents, KOTI LKV commissioned law firm MK-Law to deliver a practical training program focused on the key legal aspects of residential property transactions. Over the course of four two-hour sessions, participants explored some of the most important legal issues affecting the industry.

 

Tailored Training from the Ground Up

Before designing the training programme, MK-Law familiarized itself with KOTI LKV’s operating practices and reviewed several of the company’s standard document templates. During an initial planning workshop, the parties discussed current legal challenges and identified the topics that would provide the greatest value in the agents’ daily work. 

“Real estate brokerage is a highly regulated field, and legislation, regulations, and the broader operating environment are constantly evolving. We are committed to maintaining our agents’ professional competence through continuous training,” says Pasi Äikäs, CEO of KOTI LKV. 

Since the participants already possessed a strong foundation in the subject matter, the training sessions were able to move beyond the basics and focus on situations where legal nuances can have significant practical implications.

Four Sessions, Four Key Topics

The training programme consisted of four modules: 

  • Purchase offer documentation 
  • Property inspections and seller liability 
  • Disclosure obligations of sellers and agents 
  • Defects in property transactions and claims procedures 

 

The sessions were held at KOTI LKV’s offices, where participants gathered in the company’s spacious lounge. Topics were examined through presentations, sample documents, practical case studies, and court decisions. 

One of the programme’s greatest strengths was its practical approach. For example, limitations of liability were discussed through real-life scenarios: What aspects of a seller’s liability can legally be limited, and which cannot? What is the significance of referring to a property inspection report in a deed of sale? 

“We reviewed court cases that sparked lively discussion among the participants. Practical examples make it much easier for agents to connect legal concepts to their own work and to similar situations they may encounter in practice,” says CEO Äikäs. 

 

An Effective Learning Experience

According to KOTI LKV, the four-session format proved highly effective. By focusing on one topic area at a time, participants were able to explore each subject in sufficient depth without the overall programme becoming overwhelming. 

“We would absolutely recommend this type of training. Delivering it as a series of focused sessions turned out to be a very successful approach.” 

From MK-Law’s perspective, an important factor in the success of the collaboration was the ability to tailor the content to the client’s specific needs while maintaining ample room for discussion and the exchange of experiences throughout the programme.
